How Do Community Benefits Work in Grimsby?

    Consideration of additional density or height from that of the Zoning By-Law is only permitted for development in higher density or mixed-use areas that meet certain conditions in the Town’s Official Plan and Zoning By-Law.  This process is often referred to as ‘bonusing’, where both the community and the development benefit.  To be considered eligible, a development must exhibit good planning principles, there needs to be adequate infrastructure to support the increase, and the value of the community benefit is reasonable in relation to what is proposed. The process is also guided by Implementation Guidelines that include gaining public input and the creation of working group of Councillors and local residents to help determine the appropriate community benefits for the area.  Developers may provide cash, land or include the feature within their development, depending upon the final agreement and preferred benefits.

    What are Community Benefits?

    Community benefits offer improvements to the local area that can improve the liveability of an area. They can be new or an enhancement of something that already exists.  For example, it could be the creation of a new park area or adding new play equipment to an existing park. A community benefit in one community may differ from another area based on the location, the features that exist and the residents who live there and their needs.

    The survey will run from October 14th through November 8th.
