We would like your feedback on an official plan amendment and rezoning applications at 141 - 149 Main Street East.

The proposal is to allow for a development of a 7-storey residential building with commercial space. The official plan amendment would maintain the Neighbourhood Commercial (NC) Area designation and introduce site specific policies to allow the residential uses. The rezoning would maintain the Neighbourhood Commercial (NC) Area zone and introduce site specific exceptions for residential uses, building height, lot coverage, and parking.

The key aspects of the proposal include:

  • 215 residential units
  • Floor space ratio (FSR) of 2.17
  • Floor area of 8880 sq. m (95,584 sq ft.)
  • Building height of 23.6 m (77 ft.)
  • 266 parking spaces and 65 bicycle parking spaces

Please note that this application is under review and has not gone to Council for their consideration. Therefore, the proposal may change as the application proceeds through the review process.

    Love the application. Hoping this brings more amenities and services to this side of town, including a pub, small grocer.. among other walkable amenities and retail. This will improve the look of the main street. Coles is currently unattractive, with a parking lot parallel to the sidewalk. This is much more attractive. Will also be supportive of housing for doctors or health care workers who work out of the WLMH hospital, hopefully will attract more talent for the hospital. This should be brought forward as another benefit. Grimsby needs revitalizing, development is needed.

    Thank you for contacting the Town regarding a development application in your neighbourhood.  Your thoughtful comments are appreciated.   A hospital is a valuable neighbourhood amenity and contributes to building a complete community. Revitalization of existing land uses around hospitals can assist in long-term economic growth for the Town of Grimsby.

    There does not seem to be any requirements or commitment to green building design or sustainability features. Ideas to incorporate: - Green energy - district energy or geo thermal/geo exchange. Solar panels on the roof. - Covered parking with solar panels - Green roof feature if no solar panels - Energy efficiency features in units - higher than building, LEED requirements - permeable pavers for parking lot - drought resistant and indigenous plantings - EV charging stations for residents - 3 stream (waste, compost, recycling)waste disposal in the residential units and garbage areas - storm water features - to control increased run-off. Low impact design for street trees - silva cells for trees near the sidewalk.

    Thank you for contacting the Town regarding a development application in your neighbourhood.  Your thoughtful comments are appreciated.  As the application moves through the review process, the developer will consider and respond to feedback from the community.  The Town has sustainability policies in the Official Plan that encourage LEED certification of new buildings.  Buildings that are energy efficient will help the Town reduce greenhouse gas emissions and ensure we are doing our part to fight climate change.

    The development is too high - needs to be reduced to the 4 storeys. Traffic is a concern for the nieghbourhood. Commercial is non existent. The entire street level floor should be commercial/retail. This area needs more amenities and services. Heritage components need preservation, where are the 2 houses going?

    Thank you for contacting the Town regarding a development application in your neighbourhood.  Your thoughtful comments are appreciated.  As the application moves through the review process, the developer will consider and respond to feedback from the community.  Mixed-use compact forms of development can contribute to building a complete community with an abundance of cultural heritage, local amenities and an integrated pedestrian and bicycle friendly transportation network.  This application will be considered in conjunction with the Town’s Official Plan policies on heritage preservation and density.
